How Our Damp and Mould Service Works

Every job follows the same six steps, from first report to final check.

  1. Report and triage. You report the issue, and we book a survey. Hazards needing a same-day response go through our emergency repair service.
  2. Damp and mould survey. Our mould survey uses moisture meters and thermal imaging to identify the type and source of damp.
  3. Written findings. You receive a report setting out the cause, photos and recommended works. This supports the written summary social landlords must give tenants under Awaab’s Law.
  4. Remediation. We remove the mould, treat affected surfaces and repair the defect causing the damp.
  5. Reinstatement. We make good plaster, decoration and flooring.
  6. Prevention. We advise on ventilation and ongoing prevention and can add checks to your planned maintenance programme.

Awaab’s Law: How We Support Social Landlords

Awaab’s Law requires social landlords in England to investigate and fix damp and mould hazards within fixed timescales, and National Maintenance Services carries out the investigations and remedial works needed to meet them.

Awaab’s Law timescales for social landlords in England
Requirement for social landlords Timescale
Investigate and make safe an emergency hazard 24 hours
Investigate a potential significant damp and mould hazard 10 working days
Give the tenant a written summary of findings 3 working days after the investigation
Complete safety work on a significant hazard 5 working days after the investigation

From 30 November 2026, Awaab’s Law Phase 2 extends these rules to further hazards, including excess cold, falls, fire and electrical hazards. Our fire protection and electrical teams can help with these too.

Awaab’s Law does not yet apply to private landlords. The Renters’ Rights Act 2025 allows the government to extend it to private rented homes, but no start date has been set.

Why Choose National Maintenance Services as Your Damp and Mould Specialists?

As damp and mould specialists, we fix the cause of damp, not just the mould it leaves behind, and carry out both the treatment and the repairs. Established in 2009 and a Constructionline Gold Member, we work in phases or out of hours to keep disruption to residents to a minimum.

Damp Specialist Diagnosis

As damp specialists, our surveyors use moisture meters and thermal imaging to trace where moisture is coming from before recommending any work, so treatment targets the real cause.

One Contractor for the Cause and the Repair

Many damp problems start with a roof, render or plumbing defect. As a multi-sector maintenance contractor, we can repair the defect and reinstate plaster, decoration and flooring, so you aren’t coordinating separate trades.

Support With Awaab’s Law Timescales

Awaab’s Law has applied to social landlords in England since 27 October 2025, with fixed timescales for investigating and fixing damp and mould hazards. We carry out the investigations, written findings and remedial work that social landlords need to meet those timescales.

Types of Damp We Treat

Damp and Mould FAQs

(Last reviewed: Sept-26 by the National Maintenance Services team. Awaab’s Law information checked against GOV.UK guidance.)

What do damp and mould specialists do?

Damp and mould specialists find the source of excess moisture in a building, remove the mould it has caused and fix the underlying defect so it does not come back. A damp specialist diagnoses and fixes the moisture problem; a mould specialist removes and treats the mould. At National Maintenance Services, we cover both: the survey, mould removal, repair of the cause and reinstatement of plaster, decoration and flooring.

What are the main types of damp?

The main types are condensation, rising damp and penetrating damp. Condensation forms when warm, moist air meets cold surfaces and is the most common cause of mould in homes. Rising damp is ground moisture drawn up through walls where a damp-proof course has failed or is missing. Penetrating damp is water getting in through external defects such as roofs, render or gutters. Leaks from pipes and appliances can also cause damp.

What are the Awaab's Law timescales for damp and mould?

Under Awaab’s Law, social landlords in England must investigate and make safe emergency hazards within 24 hours. They must investigate potential significant damp and mould hazards within 10 working days, give the tenant a written summary within 3 working days of the investigation finishing, and complete safety work within 5 working days. From 30 November 2026, the rules extend to further hazards, including excess cold, falls, fire and electrical hazards.

Does Awaab's Law apply to private landlords?

Not yet. Awaab’s Law currently applies to social landlords in England. The Renters’ Rights Act 2025 allows the government to extend it to private rented homes, but no start date has been set. Private landlords still have existing duties on damp and mould, including under the Homes (Fitness for Human Habitation) Act 2018.

How do you keep disruption to residents to a minimum?

We use phased and out-of-hours working to keep disruption to residents and building users to a minimum.

Do you carry out the repairs after mould treatment?

Yes. Reinstatement is part of the service, including plastering, decorating and flooring. We can also repair the causes of penetrating damp and leaks, such as roof, render and plumbing defects, through our other maintenance services.

Which areas do you cover?
